The Small Print

The maximum number of occupants of the house is 10 and the house rental is for holiday purposes only.  The lead guest must be aged over 21.  Stag or hen groups are not accepted.

All bed linen and towels are provided.

Logs are provided for the wood-burning stove.

A deposit of £300 per week or part week is payable at the time of booking with the balance due 8 weeks before your arrival date.  If you cancel a booking the full rental or deposit is not refundable unless we can re-let the period without loss to us.

There is no extra charge for electricity, gas or oil but we would ask you to be thoughtful in your use of the utilities both for cost and environmental reasons.  EPC – C.

A maximum of 2 dogs are welcome at Druie Bank House. 2 kennels are provided which we would prefer were used at all times but if you do have your pet in the house it is not allowed in any of the bedrooms, on any furniture or up the stairs. There is a small area in the utility room which is suitable for a dog bed. You must provide your own dog bed. Dogs must not be left unattended in the house. You are responsible for cleaning up after the dog both inside and outside the house. No other pets are permitted at Druie Bank House.

This is a no-smoking or vaping house. Smoking is permitted outside and in the barbecue hut but all smoking materials must be disposed of safely and tidily. If someone does smoke inside then you will be charged for the deep clean necessary to remove the smell (approximately £600).

As the name suggests Druie Bank House is on a river bank and anyone with children should consider this when making a booking. No part of the garden is enclosed.

The house will be cleaned before you arrive and it is expected that you leave it in good condition when you depart. Any extra cleaning charges will be passed on to you.

An inventory of all the contents is kept in the house. If anything is missing or damaged on your arrival you must notify us immediately otherwise you risk it being charged to you.

A good housekeeping deposit of £300 is required for most bookings. Any damage or extra cleaning charges will be deducted from this and the balance will be refunded to you within 14 days of the end of the rental. If any damage/extra cleaning costs exceed the amount of the good housekeeping deposit you will be responsible for the extra charge.

In the event of you being unable to arrive because of adverse weather conditions or other events outwith our control no refund will be given.

We recommend you take out insurance to cover cancellation or curtailment of your holiday and to cover loss or damage to your personal effects. Under no circumstances can the owners be held liable for any loss or damage to clients’ property.

We cannot be held responsible for any failure outwith our control of electricity, gas, heating, water supply, waste services, internet or TV signal and no refund will be given.

Druie Bank House is on a private water supply from Rothiemurchus estate.

A Sky TV package is provided. Any extra charges incurred in the use of the interactive service will be charged to the client.

You must advise us in advance if you require use of the gun cabinet so that access can be arranged.

The lead guest is expected to ensure they and all other guests in their group are familiar with the conditions of rent and any instructions given within the information book in the house.   We reserve the right to refuse rentals or to terminate a rental for improper use or unacceptable behaviour with no refund given.

If we have to cancel your booking due to any unforeseen circumstances we would refund any money you have paid us.  Our liability will not extend beyond this refund.

Should you be dissatisfied with the house for any reason you must let us know as soon as possible after your arrival. If faults develop during your stay let us know at once so they may be rectified. We may inspect the property at any time during the rental period.

Arrival time is 5pm on the first day of the rental and departure is by 10am on the last day.
